If you’ve ever dreamt of owning a listed Regency villa, with a small modern parade of shops attached – this could be your lucky year.

Apsley House, a Grade II-listed building in Old Town, last used to house the Swindon Art Gallery and Museum, is up for sale.

But it comes as part of a package deal with four shops attached to it at the very top of Victoria Road.

The buildings are being sold by Swindon Borough Council through agents Hartnell Taylor Cook.

The brochure published by the estate agency says: “Apsley House is a Grade II listed, former Museum and Art Gallery built in the 1830s or 1840s.

“The property is arranged over six floors, including basement. The property adjoins a first-floor extension to the rear and above the ground floor retail parade on Victoria Road, constructed in the 1960s.

"This was previously used by the Museum as a gallery and office. To the rear of Apsley House is store area, previously utilised by the museum and a 4-6 space car park, depending on configuration, accessed via Prospect Place off Bath Road.”

It then describes the small parade of shops that come as part of the deal: “113 – 116 Victoria Road is an unbroken terrace of four ground floor retail lock-up units, constructed in the 1960s. Each unit benefits from access along the rear service yard accessible via Bath Road. The parade is fully let to four local occupiers at a total passing rent of £43,975 per year.”

The brochure says the leases expire in four years and eight months with the earliest break option being 17 months away.

It says the buildings offer an opportunity to redevelop: “The property provides potential for redevelopment, subject to planning to assist potential purchasers in any future redevelopment the Council, as the local planning authority, have prepared a planning statement of uses that would be considered acceptable, subject to the necessary planning permission being obtained. This planning statement is available on request.”

There is no guide to how much the council would like to make on the sale.

Hames Woodard, who is marketing the property for Hartnell Taylor Cook said: “There isn’t a guide price. That’s quite common with local authorities when they are selling a property. They prefer to let the market decide the price rather than try and pre-determine what they might make from a sale."
