New data has suggested that an area of Swindon ranks top in the country for houses selling under the initial asking price.
UK estate agent comparison site GetAgent has revealed the UK postcodes where properties are achieving more and less than their asking price, as part of their 2023 Sellers Report.
This has analysed their own internal listings data to reveal the biggest trends for house-sellers in 2023.
When it comes to the postcodes in the UK where the asking price is harder to achieve for sellers, Swindon’s Blunsdon ranks joint first with Saundersfoot of Pembrokeshire and Calver of the Derbyshire Dales.
All three locations have secured on average of just 80 per cent of the total asking price.
Colby Short, Co-Founder and CEO of GetAgent said: “Living in a particular postcode can add thousands to your home’s value, whether that’s due to having prestigious schools with catchment areas notoriously hard to get into, or even good transport links for commuters.
“By sharing some of our own consumer data and the trends we’ve observed over the past year; we’re hoping we can provide house sellers with some valuable insight, and top tips, in what is often a very confusing and tense time.”
The Adver spoke to local estate agents Richard James about why this may be the case and their experiences of dealing with properties in the Blunsdon area recently.
Josh McHugh, Director of Richard James in North Swindon, said: “We feel that Blunsdon is an area with huge potential and one that has seen an increase in investment and development over the past two to three years with major PLC developers building in the village on the outskirts.
“With developers enhancing the village and bringing new amenities to the area and with is strong connections to Swindon we only see Blunsdon property prices going from strength to strength, and this has certainly been evidenced in the sales achieved on sites that we have been involved with.
“A lot of our clients are purchasing here due to wanting a village lifestyle but being able to access major travel links, such as the A419 and M4 in particular, in under 10 minutes from their front door.
"This is an extremely valuable selling point and one that will see Blunsdon being sought out by buyers for years to come.”
