The developers behind the £7.5 million transformation of a town centre office block have revealed more about improvements they want to make to the site.
FI Real Estate Management and its project partners Loop Interiors and Alphacello have outlined their sustainability goals for the renovation of 1 Newbridge Square in Swindon.
The former home of Zurich Insurance will be turned into 100,000 square feet of office space, with flexible floorplates of up to 24,000 sq ft.
The Tri Centre One project should be completed by the end of this year and is being led by Dominic Knowles on behalf of FI Estate Management.
He said: “Our vision for the building is to deliver a healthy, resilient, and positive place for people to work, built responsibly, showcasing leadership.
“We want to leverage the project’s sustainability strategy, and decarbonize the refurbishment of the building to create a climate-positive asset.”
It is hoped that the building will receive EPC A and BREEAM Excellent ratings, along with Fitwel accreditation, and achieve net zero carbon.
Its design has 30 per cent less structural embodied carbon than other benchmark buildings.
The materials - such as sustainability-certified carpets, paints and terrazzo cement stone tiles - will be procured locally where possible, and come from natural sources like wood and plant-based fibres, with a third-party low toxin and volatile organic compound certification.
Stripped-out material from the old offices will be reused as much as possible, and not be sent to landfill. Everything will be logged so that it can be reused at a later date.
An environmental management system and LED zone lighting will minimise energy usage.
There will be electric vehicle charging points and bicycle storage.
Alphacello managing director Mat Byway added: “Sustainable construction is hugely important because it helps to minimise the negative impacts of the construction industry on the environment and create better places for people to live and work.
"The built environment accounts for almost 40 per cent of global emissions and uses vast quantities of natural resources, so finding ways to reduce its footprint is crucial.”
FI Estate Management founder and managing director Tim Knowles said: “We are driven by a determination to stay ahead of the curve in terms of sustainability.
"There are numerous ways in which towns and cities can transform their eco strategy. We’ve observed the key elements of an attractive sustainability approach and implemented them into 1 Newbridge Square.”
Cushman & Wakefield, Loveday, and Smethurst are acting as joint agents for the office space.
