A Swindon Wetherspoons pub has gone up for sale again nearly three years after it was put on the market the first time.

The Sir Daniel Arms in Fleet Street was later taken off the market, before being put on again in September 2023 with Savills.

Now the JD Wetherspoon establishment, which remains open for business, has appeared for £30,000 leasehold with agent Sposen Grosvenor.

The brochure for the pub says that the the turnover net of VAT for the last financial year was around £1.8 million for the pub.

In 2023, Wetherspoon spokesperson Eddie Gershon said: “We can confirm that The Sir Daniel Arms, Swindon, has been put on the market by Wetherspoon.

“This is a commercial decision taken by the company.

“We appreciate that customers and staff will be disappointed with the news.

“The pub will remain open pending its sale.”

Before this in 2021, Eddie said: “We can confirm that The Sir Daniel Arms is no longer on the market. It will continue to operate as a Wetherspoon pub.

“We are certain that the pub’s customers and staff will be delighted with the decision. We look forward to the pub serving the area for many years to come.”

Back in 2021, a spokesperson reassured staff that there would be no redundancies if the pub was sold.

The pub was previously being marketed by Savills, there is now a new agent, Sprosen Grosvenor.

It says of the pub: “The Sir Daniel Arms occupies a prominent corner position at the junction between Fleet Street and Fleet Square. Swindon Train Station is around 400 m away.

“The surrounding area is predominantly commercial in nature with nearby occupiers including McDonald's, Holiday Inn, Brunel Shopping Centre and several independent and retail hospitality businesses.”

The property is available on the basis of a brand new commercial lease, the length of which can be discussed. Annual rent will be around £75,000.

Its current rateable value from April 1, 2023 to present is £99,500.

One reader said of the 2021 marketing: “I would say bad news, it’s the only thing that attracts people to that part of town so will have a knock on effect for local takeaways and other boozers as there will be less footfall in the area.”

Wetherspoon runs 809 pubs in the UK, three of which are in Swindon. The Sir Daniel Arms is the lowest ranked in Wiltshire on Tripadvisor.
