Planning permission has been granted for 65 new homes at a site on a former airfield base.
The Wellington Gate site, located between Wantage and Grove, about half an hour from Swindon, will see 1,500 homes built once complete.
Persimmon Wessex plans to transfer 22 of the 65 properties to a housing association for them to become affordable and social housing.
Potential buyers can currently choose from two, three, four, and five-bedroom properties with prices starting at £274,995.
The developer has worked with the Vale of White Horse District Council, which granted the planning permission, and local parish councils on the Green Infrastructure Strategy.
The aim is to create a network of multifunctional green spaces to deliver a range of environmental, economic, health and wellbeing benefits to residents.
Managing director at Persimmon Homes Wessex, Julian Roper, said: "We are delighted to have secured the next phase of planning permission from the Vale of White Horse District Council to deliver 65 new homes for local people at our Wellington Gate site."
He added: "This development is already delivering significant benefits and investment in the local community such as a new school, sports facilities, green open spaces, and other community projects.
"We are particularly grateful to the Vale of White Horse District Council for working collaboratively on this scheme, and to our dedicated project team.
"Together we are set to bring thousands of high-quality and affordable homes to the local area for local people."
Alongside the new homes, Persimmon has delivered a primary school with sport pitches, due to be handed over next month as part of the new sustainable community.
Through its Community Champions initiative it also annually donates around £24,000 to community organisations and worthy causes in areas where it develops.
It has supported organisations including Sustainable Wantage and Oxford Food Hub through this initiative.
