The next stages of the Swindon Trade Park development are underway and units are beginning to be snapped up by big businesses.

In June, the Advertiser reported that developer Cubex Land was given permission to build seven warehouses or industrial buildings at the site located on Gipsy Lane and Cirencester Way.

The first business, Tile Mountain, has secured units three, four and five in the new industrial estate, set to be completed in 2025.

Units six and seven, adjacent to Tile Mountain, are under offer but it is yet to be confirmed which business or businesses will be taking over the space, which was previously developed for industrial use and was then levelled.

Additionally, the plans show several parking areas, amounting to 119 spaces in total, and two larger office units, each of them at nearly 40,000 sq. ft, which are still available under JLL Properties.  

A JLL Properties spokesperson said: “There are two other units under offer, in the front terrace (next to Tile Mountain) to other national trade operators, but we can’t disclose until the deals are formally concluded. We will have the two largest units, units one and two available still.

“They will complete construction of the whole scheme by early January 2025 based on the current timetable.”

The application by Cubex Land said: “The units are designed to meet normal institutional standards with service yards, sized to provide sufficient manoeuvring space for HGV's, trucks and vans.

"The service yards feature level entry loading door access, as operationally required by potential occupiers, as well as grade level car parking and cycle storage.

 “The character of the surrounding area is one of change and what could be referred to as a ‘gateway location’ adjacent to Gipsy Lane and Cirencester Way.”

“The proposals also allow for the best possible access by all modes of transport and encourage travel to the site by means other than car.

“The design seeks to minimise the impact on its surroundings; providing an attractive, contemporary and cohesive design that is fit for purpose and safe for all to use.

“The proposals represent a substantial investment to the area and in particular, the development will help to promote and support employment growth and stimulate economic growth with the area.

"It is anticipated that the development will act as a catalyst to create several new jobs and inject investment into the local community.”
